the problem is that there's no guarantee that somewhere along the line, some random heir won't show up and want to use the space, especially with how interested everyone is in their genealogy now

hmm obviously this does not help with existing spots but could you put a clause in the sales contract with a "use it or lose it" cutoff date/level of relatedness?
