"It's an investment" "This is my retirement nest egg" All we ever talk about with the property market in general is increasing capital value. And that capital value is functionally imaginary unless it's sold. Everyone is intending to sell, no matter what! That's the point.

No it's not. Our point was stability, certainty. Not paying someone else's mortgage is pretty fuckin great too. Being aware of the possibility of selling is not the same as intending to sell as a primary reason for buying a house. Even investors have different philosophies including buy & hold.
