Yeah I suppose there are all sorts of court costs, title transfer fees, lawyers to pay, etc that I'm not taking into account

Not to mention that foreclosed properties are often worth a lot less on the market than the previous purchase price. Banks generally would rather that borrowers continue to pay on their mortgages.
