maybe not. My experience is n=1, an old landlord who owned multiple properties and who ended up covered by the local newspaper. It could be that equity in other properties was what allowed his shenanigans

One thing we see around here a lot is a family's 90-year-old Mom dies, and the kids decide to rent the place out but put zero effort into it. Then they wonder why the roof leaks and only sketchy tenants will rent from them

I know elderly renters who literally cannot scrape up enough to move, and who are stuck with bad landlords (some of which are social service organizations who don't manage the properties well). It's infuriating
