FWIW, MIB is very much not a supporter of Adams. He’s a decent person who naively thinks that there’s merit in trying to understand where right-wing nutjobs are coming from, and his takeaway from the interview was essentially “Adams is fundamentally incapable of logic or context.”

I’m not an expert, so I’m just going off studies and reports, but the 5% figure is total houses going onto the market. For the next couple decades, the peak is estimated to be 4-5 million homes with owners dying per year, and few hundred thousand of those going onto the market.
