Ohhh.... Related question: at what point does the mfg publicly associate a given VIN with a given model/year/etc? I know the association is already there for reg/insurance/etc once a consumer gets the car... but I don't know how the data gets there from the mfg.

The shortage is more than twenty years old and was caused by policy decisions made, in most cases, more than forty years ago. These corporate profiteers are taking advantage of a problem caused by bad policies that they seek to preserve, but did not create.

Except... they are filling their properties at the prices they're charging. For example, there were 15 states in 2024Q1 with sub 5% rental vacancy rates. That's functionally every available unit rented, b/c the vacancies are things like repairs and turning units over from one tenant to another.

If landlords were not able to rent all or nearly all of their units at the prices suggested by RealPage, most (and eventually all) of them would leave. And the reason they are able to fill their properties at those prices... is b/c there isn't enough housing to go around.
