Also in our particular situation the HOA and taxes wouldn't be paid by us they'd be paid by a family LLC that would technically legally own the house until it was paid off. It's complicated.

I'm just saying it's very misleading to include a bunch of costs in one estimate and not the estimate you're comparing it too. If I added the HOA, taxes and insurance to the 0% payment and took it off the 7.45% payment, the 0% monthly cost would actually come out higher. It's a huge swing!
