A new study is 1st effort to quantify different types of residential zoning across a representative set of US cities.
In small cities, ~70% of land is zoned single-family; it's ~45% in large cities.

If I lived in a flood plain I would really lean into having a house that was up on stilts with a floating shack (connected to a few anchored posts like a dock) for all the things I would only use on the ground (gardening stuff, my smoker, lawn games, patio chairs, etc.)

Also the irony that Chicago DOT invited me to a charette about Milwaukee a dozen years ago that was led by the Dutch cycling embassy. We proposed making it 1 way in alternating segments (or bus & bike only) in the narrowest segments where protected bike lanes won’t fir w/ 2 lanes & any parking.

I have sent & referenced the studies (from many places) in many emails to elected officials over the years. It has been successful on some streets w/ some aldermen. Milwaukee from California to Belmont (excluding the improvements coming to the square), is a section where it has fallen on deaf ears.

A reminder that the JW Marriott is in a building with almost perfect dimensions for residential conversion (maybe ~10' narrower than ideal in some places, but still in the range of the conversions we've done), & would net a huge amount of new units without as much work as a office-residential reno.
