We got tricked by science fiction into thinking a futuristic city is all about flying cars and crystal towers and hologram billboards but what it really looks like is nice apartment blocks, good mass transit, pedestrian zones with shade trees and safe bike lanes.

Amongst the most bougie things I have ever posted on social media: if you, a winery, offer a special deal with $20 shipping on orders of 12+ bottles, perhaps you shouldn't do it at a time of year where your shipping person doesn't have to offer to hold til the fall or upcharge you $30 for overnight.

Since you said that, I had to go look it up: A marquess traditionally holds a border territory (a march). A viscount's duties vary by country but one doesn't typically hold a border territory. The Brits use viscount as a courtesy title for the heir of a marquess.

Omar also completely blew off the primary last cycle thinking she was safe. A lot of folks gave her an earful afterwards and she is actively campaigning this cycle. I'm a constituent and was really pissed at her for fucking around last time and I'm not particularly worried this year.

Tiny quibble: West Lake doesn't meet Hwy 7. They get close, but not that close, and given the age of the surrounding buildings I don't think the two roads connected back then, either. Source: am half a mile away at the moment.

I honestly fear that decades of neglect paired with skyrocketing property prices make ethical small landlording impossible. Slight bummer for my plans, but *huge* bummer for renters--anyone who wants to be a "good" landlord is priced out because they can't provide value while breaking even. 8/

To me, landlording *could* be ethical. Value for money, both in quality of property & service. I have yet to find a place I could afford to buy (I have a decent budget thanks to an inheritance) where I would feel OK renting it out without sinking $100k into repairs. Which I can't afford to do. 7/

Rodent waste everywhere. Peeling (likely lead) paint. So much sloppily (or un-) repaired water-damaged plaster from plumbing leaks. Exposed asbestos with unwrapped tears. Rotted out basement support beams hanging from the ceiling while the floors above sag to the center of the house.... 6/

Windows so gappy (in MN!) the tenants report having winter gas bills over $500 for a 2br where they used a fireplace for supplemental heating. Foundations with cracks so big there's visible daylight. So much basement water damage--poor roof drainage/no grading away from the foundation, and so on. 5/

A complete absence of any sort of kitchen design knowledge--fridges in another room, stoves under a sloped ceiling with no vent, insufficient cabinetry/counter space, etc. Just the absolute cheapest solution to check a box, unthinking of how the space will be used. 4/

The insane spiral of increasing rents has been an ongoing trend at the macro level, partly connected to AirBnB etc., and the acquisition of single family homes as rental properties by large corporations (not saying small individual landlords don't jack rent, but they aren't doing it in a vacuum) 2/

I've been touring triplexes with an eye on providing my kids with reasonably-priced post-college lodging and an eventual pied-à-terre for myself. Of the ~12 individual apartments I've been inside, mostly featuring tenants in their 20s, 4 have had extensive manga collections. Anecdata, but aligns.

Being willing/able to troll Craigslist/FB marketplace for bargains helps. I have all the major tools now and spent maybe $2k plus gas. Wood and consumables are still damn expensive, although if you're not picky on wood variety you can sometimes pick up large lots cheap the same way.
